Professional Experience
Pamela Anselmo is an attorney in the Firm’s statewide Real Estate Group. She has close to twenty years of experience in corporate business transactions with a focus on real estate development and real estate transactions for clients ranging from real estate developers, franchisees, retail business operators and owners, real estate investment trust and retail business operators and owners.

She has represented national retail clients with aggressive roll-out plans in their acquisition, development and leasing of store locations throughout the United States, as well as, local developers with their first project, and every type and size of transaction in between. Her broad experience includes residential subdivision projects, single tenant build-to-suit structures for regional and national retail/food service clients, regional and local shopping center sales and acquisitions, lease transactions, and financing transactions from the borrower side. Pamela is experienced with commercial condominium regimes, Planned Urban Developments (PUDs) and the acquisition of property contaminated with hazardous substances.

Additional experience includes the following transactions:

  • Negotiation of the purchase and sale of numerous commercial fee estates and leasehold estates, ranging from pad sites to shopping centers, in both Florida and Texas.

  • Negotiation of loan agreements with national lenders for the acquisition or refinancing of numerous shopping centers, mixed-use projects and residential developments.

  • Preparation of reciprocal easement agreements, covenants, conditions and use restriction agreements to be implemented, modified or cancelled.

  • Preparation and analysis of mortgage and property due diligence for acquisition of 95 shopping centers by publicly traded real estate investment trust.

  • Preparation of commercial and residential loan closings, including issuance of title insurance.

  • Preparation of documentation for creation of or conversion to condominiums.

  • Negotiation on behalf of landlords for the lease of existing building space and build-to-suit building space.

  • Negotiation for the purchase of numerous commercial fee estates and leasehold estates, ranging from pad sites to shopping centers.
  • Negotiation on behalf of both landlords and tenants for the lease of unimproved land, existing building space and build-to-suit building space.

  • Negotiation of purchase money and refinancing loan agreements with national lenders for the acquisition or refinancing of numerous shopping centers, mixed-use projects and residential developments.

  • Negotiation of suitable subordination, non-disturbance and attornment agreements and estoppel certificates on behalf of tenants.

  • Review of environmental site assessment reports.

  • Organization and structure of an in-house legal department for a real estate holding company owning, managing and leasing 202 commercial shopping centers in 18 states throughout the Southwest.

  • Negotiation and enforcement of retail lease and sublease agreements with Fortune 500, multi-national and national companies.
